Know any good buyers advocates who cover the south coast of NSW Peter (Batemans Bay to Merimbula)? Thinking we will have to use one soon. Could only find one for that area on the Interweb.

Call real estate agents and ask them Interestingly, the RE agents are telling me the market is so hot down there, a buyers agent will be of little use. By the time they have done their thing, the property will be sold. Nearly all properties going at or above asking price fast. Also seems not much involvement of buyers agents in the south coast NSW market usually anyway. Best option might be to move down there & rent for a while to be Johnny on the spot. Too hard buying from 1000kms away unless willing to go sight unseen. As per usual, we will be buying at the top of the market

Gerroa had the largest growth of all NSW at one stage. Lovely place but usually anywhere beyond Sydney commute was priced accordingly but now that has gone out the window. Further south at Husky and beyond places that were, even at the top of the market were priced as luxury weekenders with water views etc have now increased dramatically due to sea changers with wads of cash selling out if sydney. Good houses in Callala, Huski and Batemans have gone 3mil plus recently which just 2 years ago was unthinkable.

About 1 in 4 place sell and no one even knows.

As per usual, we will be buying at the top of the market We had some insider access to some land in a new estate just south of Wollongong. Originally we were told $400K available in May this year. Apparently the developer has some "issues" around drainage with the council. Now we're being told to expect $600K+ available in May next year. By the time we added a house onto that we were looking at $1m+ cost. Seriously hard to justify going into that much debt and/or destroy the retirement plan just to live there.
